Foreclosure 101

This session will feature dynamic speakers Mary Kaczorek and Colleen Daly as they take you on a journey of learning about Minnesota’s foreclosure laws affecting low-income homeowners. Mary and Colleen will teach you about the requirements under federal and state law and go over Minnesota’s processes for both foreclosure by advertisement and judicial foreclosure. They will highlight key protections for homeowners including loss mitigation, local resources for homeowners, and more. The presentation will close out with a special bonus section about homeowners’ association and condo association foreclosures. Presenters:

Mary Kaczorek is a Staff Attorney at Mid-Minnesota Legal Aid. She practices consumer law with Mid-Minnesota Legal Aid (MMLA) in Minneapolis. Mary has also worked for Legal Aid as a supervising attorney with Legal Services State Support in St. Paul. Prior to coming to Legal Aid, Mary served as an unemployment law judge with the Minnesota Department of Employment and Economic Development. Mary received her Juris Doctorate from the University of Minnesota Law School.

Colleen Daly is a staff attorney in the Senior Law Unit at Mid Minnesota Legal Aid. After law school, she clerked with the Minnesota Supreme Court and then began work at Legal Aid in the Consumer Unit during the height of the foreclosure crisis. She has represented homeowners in both state and federal court. She has also worked on significant legislation to protect Minnesota homeowners facing tax forfeiture and foreclosure by mortgage companies and homeowners associations. Ms. Daly also had a solo general practice in Bayfield, Wisconsin for several years, practicing often in property and real estate law. In addition to her consumer and homeownership work, Ms. Daly’s practice has included landlord/tenant law, public benefits, estate planning, property tax forfeiture, homeowners association liens and nursing home and assisted living discharges. Before going to law school, Ms. Daly was a social worker for ten years. She currently represents older adults with various legal problems and questions.
